What to say

Something like this: the note raises a question about the chimney. A Level 2 goes further, with a camera in the flue. Once that is done, we will know what the note was pointing at, and we can talk about it with pictures on the table instead of worry.

That answer is calm and true, and it gives the buyer a next step.

What happens at the house

Covers go down first. We then work roof to firebox, photographing each part as it is checked. Next we talk through the photos with whoever is home. Nobody is left to decode pictures alone, and the buyer can ask questions on the spot if they attend.

What reaches you

A written report and the photos arrive on the day of the inspection. Tell us when you book who should get them: you, the buyer, the seller, or any mix. We book quickly, so the buyer is not left waiting.

Our service area includes Carson and Gardena, Lomita and Torrance, Long Beach, Rancho Palos Verdes and Los Angeles.

What the report does not do

A Level 2 is graded by no government office. If it lists a part that is lacking against NFPA 211 or local code, the buyer might raise it with the seller: a repair, a credit or a second inspection. Buyer, seller and agents take it from there. Questions of law and contracts go to other professionals.

The figures for your buyer

It is $410 with the camera, or $57 for the visual Level 1.

Level 1 chimney check
$57
Camera scan, Level 2
$410

Repair quotes come separately.

Agent questions

How is a Level 2 different from a Level 1?

A Level 1 looks at the reachable parts. A Level 2 sends video the full height of the flue, and we then enter the attic, crawlspace and roof wherever that is possible.

Can the occupant be away?

Often, if access is arranged. We prefer someone home to see the photos, and you can tell us what is possible.

Will you start repairs?

Not without a clear yes. Repairs are quoted after the inspection.
